Kickbacks, sand thefts, land conversion premiums cause of skyrocketing house prices in Selangor?
Similar to aides to PKR Kedah state assemblymen asking for a 30% commission from state government allocations to Chinese associations and temples, in Selangor, a PKR leader prefers to call it a donation instead. Malaysia Today blogger Raja Petra had alleged that a PKR leader had “asked” for a US$10million “donation” for PKR’s “election funds” when a developer had approached him to get a stalled project moving. The PKR leader is alleged to have advised the developer, Asan dan Azan Sdn Bhd to seek state government compensation to the value or RM70million for his completed project in Selayang which suffered losses, of which upon receipt, US$10million is to be “donated” to PKR.
Selangor being centred in controversy regarding the state’s incompetence and corruption further extends to the sand mining industry. In addition to the US$10 million “donation” (very likely in exchange for favours) for PKR’s election coffers, The Star (14 and 15 March 2012) also reported on rampant illegal sandmining in Selangor. The sole company appointed to conduct sandmining i.e. Kumpulan Semesta Sdn Bhd is too mired in alleged graft, questionable operations resulting with it unable to cope with the huge demand for sand, causing sand theft to thrive in Rawang, Hulu Selangor, Hulu Langat, Kuala Langat, Sepang, Ampang and Banting.
House buyers burdened with inflated costs
One does not need rocket science to know that these two anomalies above drive up the costs of materials needed for the housing industry which ultimately is passed on to housebuyers.
Additionally, to recover their investment, property developers also transfer the cost of the high 30% premiums on land conversion in Selangor to housebuyers too. Given these circumstances where housebuyers are at the receiving end owing to governance letdowns by the Pakatan Selangor state administration, housebuyers are thus burdened with soaring property prices in Selangor.
In all these three cases, not only are costs loaded unto common Selangor folks, many of whom only dream of being able to purcahse their first home, Malaysians as a whole are literally being robbed off their “tanah air” via illegal sand mining.
It is about time that the Selangor Menteri Besar and his excos address the rakyat’s burden and knock off all forms of graft and artificial catalysts to inflation as hawked in their election manifestoes.
